Downtown dreaming: Urban housing developers find reasons for hope in

From the master bedroom in the crown molding-bedecked model home at The Hill at Bricktown, prospective homebuyers have a view of downtown Oklahoma City's skyline. The windows on the other side of the two-story home on Russell M. Perry Avenue look out onto rows of recently poured concrete foundations where more of the brick town houses are being built.

You probably think, "Mosaic tables are nothing new or unique, so what's this guy talking about?" You're right! Search the Internet for "mosaic table" and you'll find that most websites offer round bistro or kitchen tables with wrought iron stands done with mosaic designs using standard tessera shapes (i.e., squares and triangles) in standard checkerboard, circular, or sunburst patterns. You're right, those kinds of tables are a dime a dozen. That's not what I'm talking about.Out of the 24 units at The Hill that have been completed, seven have sold so far, five of them this year. Marcacci said he is pleased with the pace of sales and expects demand for downtown housing to grow as more people get used to the idea.At the bottom of your new bookcase most people have the baseboard trim extend on the bookcase this gives the built in look so you will need to build up the base which is simple enough build a base out of MDF medium density fiberboard that is the correct height to set you new bookcase on. At the ceiling it is a good idea to either finish or top out the book case with a crown molding or with a final trim piece that is somewhat adjustable. I have never found a ceiling that is 100 percent straight or flat. The other reason you need some additional room is that you would not be able to get your new bookcases in with out a little gap at the top so plan on this from the beginning and you should be al right.Construction on the 157-unit, $75 million complex wedged between Bricktown and Interstate 235 stalled when the housing market crashed two years ago. The project's financing dried up, but resumed late last year.Forget the ga-zillions of round mosaic bistro tables on metal stands that look like they were mass produced in a third-world country. Those are okay (sometimes) for kitchens and patios, but they just don't fit the style and look of the other rooms in your home. You want real wood furniture stained to match the dcor in your living room. You want a table painted white to blend perfectly with the bright, beachy feel of your sitting room. Stained glass mosaic tables made of real wood provide exactly what you want--and more.He actual book cases and shelves can be made from MDF with a solid wood front edge if you plan on painting the bookcase if you want a stain then you may want to consider using plywood Birch, and Oak plywood is readily available at most home centers. The high-end town houses at The Hill, which range in price from $350,000 to $815,000 for 1,650 square feet to 3,700 square feet, are attracting young professionals and empty nesters, said real estate agent Matt Marcacci.Garrett is a member of Triangle Development Partners, which has developed several blocks of urban dwellings in the Deep Deuce area. The selves can be made again from MDF or plywood it is a good idea to add a piece of solid wood across the front this hides the edge of the plywood or MDF and adds some strength to the shelve.Downtown housing in the lower price range is faring better in a down housing market than higher-end properties, said developer Pat Garrett.Imagine a beautiful stained glass transom window above your front door. Or a delightful stained glass sun catcher hanging in front of your kitchen window. Now, imagine the stained glass design on a wooden table top, such as an end table, sofa table, or entry table. That's the true uniqueness I'm talking about. Imagine your foyer or vestibule with its stylish hardwood floor, intricate baseboard and crown molding, and a gorgeous mirror centered on the wall with an antique coat stand in the corner. The image looks wonderful, but it's missing something. You can't quite put your finger on it, but you know it needs more. Aha! Something must act as a transition from the floor to the mirror on the wall. That's it! An entry table. But not just any ordinary entry table. An elegant stained glass mosaic entry table done in a rich, full stain color that perfectly complements the hardwood flooring. Imagine another room in the home with similarly wonderful mosaic furniture, such as end tables, curio tables, and sofa tables."The housing business is in the dumps, but that's going to change," Wiggin said. "Downtown has emerged in the last few years as a legitimate location for people to live and I think that's a long- term trend with legs. I think it will accelerate over time. Housing looks like it's a good investment place to be over time more than anything.""Urban living is new to Oklahoma, and people need to be familiarized to it," Marcacci said.Sales have been slow in Triangle's Brownstones at Maywood Park development, Garrett said, where prices start at $645,000 for a 2,371-story, 2.5-story condominium.

"The housing business is in the dumps, but that's going to change," Wiggin said. "Downtown has emerged in the last few years as a legitimate location for people to live and I think that's a long- term trend with legs. I think it will accelerate over time. Housing looks like it's a good investment place to be over time more than anything."
